Our Professional Asset/Property/Facility Management Services Include:
Accounting
McKelvey Properties will establish a checking account for each property, pay bills for said property, collect monthly rent, pay mortgage for said property, collect fees for late payments, hold all security deposits and submit monthly reports to owner to include:
- Profit & Loss Statements
- Balance Sheet
- Revised Rent Roll as often as needed
- Consolidated Year End Statements
- Copy of Monthly Bank Statements (upon request)
- Copies of all Invoices and Checks
- Report of Outstanding Receivables
- Renewal of Leases
McKelvey Properties will provide processing of leases prior to expiration. The new leases will reflect rent increases and an updated rent roll to show any new tenants, if necessary.
Insurance/Taxes
Our Staff will maintain appropriate insurance on your building and hold all certificates for each tenant and owner. McKelvey Properties will pay annual Real Estate taxes as well as prepare and submit tax appeals if necessary.
Heating & Air Maintenance
McKelvey Properties will provide filter replacement (if applicable) and contract contractors for main unit repair.
General Maintenance
This includes, but is not limited to:
- Direction of all Repairs
- Window Cleaning
- Elevator Inspections
- Fire Inspections
- Any other Maintenance request as they may occur
- Monitor of tenant concerns/complaint calls
Site Maintenance
Site Maintenance Includes:
- Professional Landscaping
- Snow Removal
- Surface Parking Lot Maintenance
- Painting
- Lights
- Signage
Job Bids
Any recurring work, which involves contracting an outside firm, requires a minimum of two (2) bids. Any expenditures of this nature will be discussed between McKelvey Properties and the Owner prior to commencement of work.
Building Cleaning
McKelvey Properties will provide administration of a professional cleaning contractor.
Inspections McKelvey Properties will inspect the property on a regular basis
Security McKelvey Properties will monitor current lists of employees, their card numbers and pass codes, and changing and adding new cards.
